La Casa Con Sol Beso Ramaje (House with the sun kissed branches) is a traditional but
recently renovated 3 bedroom villa residing in the peaceful Costa Nova district of
Javea. Set in gated secluded gardens with lovely open views, the villa provides a
tranquil environment which begs leisurely evening walks. Restaurants and shop are
just a short walk away however the villa is also conveniently close to Javea, with the
Port, Old Town and the popular Arenal beach, with numerous bars and restaurants,
just 5 minutes away by car.

Built on one level overlooking a large 1000m2 garden with a fabulous private pool, the
villa provides an ideal base for a relaxing holiday both in summer and winter with air
conditioning in the bedrooms for summer and full central heating throughout the
house for winter. The villa comprises 3 bedrooms: one double ensuite, two twins and
family bathroom. The master bedroom has a TV/DVD player and cable TV with over 24
English channels and king sized bed. All rooms are decorated in traditional spanish
style with ample blankets and pillows and have built in double wardrobes, chest of
drawers, and hairdryers. Bedroom 3 houses most of the childrens equipment and also
has the facility that one of the full sized adult beds can be lowered to floor level to
accommodate toddlers recently out of a cot.

Casa Ramaje has an extremely well equipped large modern kitchen as the owner is a
keen chef!. It has a fridge/freezer, microwave, dishwasher, electric oven and gas
hob,kettle, toaster, coffee maker and plenty of utensils, crockery and cutlery. There is
also a small selection of toddler plates, cups and cutlery. Washing machine and tumble
dryer are housed in a seperate utility room.The attractive sitting room overlooks the
gardens and floodlight pool, it has cable TV with 94 channels. 24 of which are English
speaking and include BBC1, ITV, Sky news and Cbeebies. There is also a DVD/VDCR
with a selection of adult and childrens videos and DVD's and a book shelf with plenty
of reading material.

Leading off the sitting room through a Toscan stone archway is an open plan dining
room which seats 6. Next to this is the Naya (enclosed conservatory) which houses a
further dining area for 6. The Naya overlooks the pool and Lemon and Kumquat trees
and is an ideal location for the lovely open views and watching the sun go down. The
dining room has a radio/ cd player.

By day the sunbeds on the large south facing patio next to the pool get the sun from
morning to evening. The patio is the ideal place for sunbathing and relaxing. The large
10 x 5 meter pool has large roman steps and a ladder. The stunning, larger than
average garden provides an idyllic setting having palm, lemon, orange, grapefruit and
olive tree's. Your very own Mediterranean paradise!

By night the patio becomes the perfect location to sit by the floodlight pool, enjoy a
chilled glass of wine and enjoy a BBQ cooked on the large traditional Spanish BBQ
located by the pool. The gardens have a further 2 dining areas to enable you to
maximise the el fresco dining experience.

Should you want to explore the area, Javea's 25km of coastline is home to stunning
beaches, coves and caves. Javea's beaches are annually awarded with the EU's Blue
Flag.

This is a very family friendly villa, ornanments, electrical goods etc have all had
consideration to little fingers!. Equipment included as standard: Travel cot (No linen), 2
high chairs (one portable), portable stair gate, Lindam steriliser, Baby dan playpen,
Beach shelter tent (Mid family size), change mat, potty, toilet step, 2 baby activity play
mats, toddler crockery and cutlery, assorted toys and games from baby age to adult.

Javea is situated in Costa Blanca, Southern Spain, approximately 100 km from Valencia (to
the north) and 90 km from Alicante (to the south). Both of which have busy airport's and
easy access via the motorway making Javea just over 1 hours drive from either airport.

The average weather reaches temperatures of 40 0C in the summer and not less than 10
0C in the winter.

Javea is a town of great beauty and magical landscapes, it has not been spoilt of over
developed. It is situated between the San Antonio and La Nao capes, and is protected by
the impressive and magnificent Mount Montgo.

There are three main areas in Javea: the old town, the Port and the Arenal.The old town is
a maze of pretty narrow streets with tapas bars and shops. The Port, is a busy fishing port
and marina where you can enjoy fresh fish in the local restaurants and bars and watch the
world and yachts go by. The Arenal is the main tourist area with it's long sandy beach
planted with Palm trees and promenade with many bars and restaurants serving local
traditional Spanish food as well as a huge range of other international dishes.

In addition to the fabulous beaches, scenery, bars and restaurants in Javea itself. There are
also lots of places to see and visit within an hours drive from the villa. For families with
children or those just young at heart you can visit Aqualandia (Themed water park with
slides and flumes etc), Mundomar (A marine and exotic animal park near
Aqualandia),Vergel Safari Park (Here you can see the lions and tigers roaming in complete
freedom along with the leopards, jaguars, iberian wolves and primates) and Terra Mitica
(Themed rollercoaster and amusement park). If you prefer quieter activites why not visit
the Jalon Valley (Beautiful scenery, villages, wine making region), Algar waterfalls
(fantastic for picnics and swimming), Gudalest (Medieval mountain village and castle) or
the famous Caves of Canelobre.

We send directions out to villa guests a minimum of 10 days before departure. You will be
meet by our English agents at Javea golf club. They will then take you/ lead you up the villa,
give you the keys, show you around and ensure you know how everything works (although
we do provide a comprehensive villa guide and area/ local activities guide). Our standard
entry time is from 4pm and we request departure by 10.00am

Our villa is managed by our friendly English
agents, they live in Javea and will meet you,
show you round the villa, give you the keys
and be on hand should you need any help or
assistance whatsoever.

Rental prices include: Meet and greet,
welcome pack (comprising of water, tea,
coffee, sugar, milk, beer, soap and toilet roll),
all linen (except beach towels and baby cot
linen), all utilites (including the aircon) and
use of the baby/children equipment. Ie there
are NO HIDDEN EXTRA CHARGES.

Rental terms and conditions are: No booking
is final until a non refundable 25% deposit is
paid. Balance payable 8 weeks before
departure. A £250 refundable damage bond
will be added to your booking.

Your Villa can generally be accessed from
16:00 hours onwards. Please vacate the
property at 10:00 hours on your day of
departure.

Saturday is the standard changeover day,
however in low season we can be more
flexible.

Payment can be made in Euros if preferred
