Hidden from the world at the end of its own private driveway,this luxurious holiday villa set in its own large walled garden. A pretty external courtyard, decorated with moorish arches and cascades of Bougainvilla makes for the most attractive of entrances. Inside the large lounge looks eastward and over the morfar valley and the Mediterranean sea in the distance. The large and imposing fireplace takes centre stage and is perfectly complimented by the beautiful furniture and fittings which are a great feature throughout the house. The dining room, with ample space to seat eight, resides off the lounge and beyond the fully fitted and modern kitchen has its own access to the terrace and gardens.

Also on the ground floor two very well proportioned bedrooms featuring built in wardrobes, air conditioning, spectacular views and en suite bathrooms complete the accommodation downstairs. An external staircase leading from the courtyard entrance leads to a self contained 2 bedroom apartment complete with its own kitchen which makes this lovely villa ideal for a party of 2 families, a multi generational gathering or those with older children. Upstairs one bathroom is shared by both bedrooms. Laid out on two levels, the immaculate terraces and gardens have breathtaking views westwards towards the Los Filabres mountains. The lower level hosts the BBQ terrace and dining table while on the upper level the magnificent 10m pool is surrounded with plenty of space for sun loungers, the natural greenery providing welcome shady spots ideal for the summer months. With the 4 international airports of Almeria, Alicante, Granada and Murcia within easy driving distance, the villa is simple to find from almost anywhere in the world, although car hire is essential.

Payments are normally made by bank transfer, a 25% deposit will secure the reservation, the remaining balance is due 42days before you arrive.

The booking of a villa may be canceled by you subject to payment of the following cancellation charges:

1. more than 42 days before the start of the rental period: no cancellation fee, (non -refundable deposit retained by us only).

2. 42-28 days before the start of the rental period: non-refundable deposit plus 25% of the second installment retained by us.

3. 28-14 days before the start of the rental period: non- refundable deposit plus 50% of second installment retained by us.

4. 14 days or less before the start of the rental period: non-refundable deposit plus 80% of the second installment retained by us. Any funds due to you will be refunded within 14 days of cancellation.

5. A booking will be considered canceled on the day that we receive a written cancellation from you.

Rates are subjected to change without prior notice.

It is a condition that the villa is not damaged and that it is left in a presentable and tidy state.

If you or other occupants of the villa should cause damage you will be liable to pay as soon as the exact value of the damages has been determined and we have informed you.

You shall respect and keep the local rules and regulations related to the villa and ensure that neither you or other members of your party cause inconvenience to others or other surroundings.

We reserve the right to cancel the rental agreement immediately and without notice if you or other occupants of the villa show gross negligence or purposely carry out actions against the rules and regulations in force.

In such cases there will be no refund. The maximum capacity of the villa is stated on the website .

Where the number of occupants exceeds the maximum allowed, we reserve the right to deny access to the villa.

You must take out adequate travel insurance suitable for your needs before you travel.

We cannot be responsible for any costs you acquire as a result of you failing to do so.

The insurance should cover any cancellation of your holiday arrangement and for any emergencies that arise while you are away.
