Villa Rascat is a superb, spacious 5 bedroom villa sleeping 12 people very comfortably. The villa has a large private floodlit pool, a rooftop solarium, stunning views, English satellite TV and is barely a 10 minute walk in to central Moraira and the main beach......Villa Rascat is a luxurious property built to the owners own high specification principally to accommodate the holiday needs of larger parties. The villa is set in its own grounds and enjoys complete privacy. There is a large swimming pool which is floodlit and also has the benefit of solar power heating. There are a number of terraced areas, some of which are shaded and at first floor level. The brick built barbecue continues to be very popular. There are magnificent views from the rooftop solarium.Accommodation incorporates a large lounge with comfortable sofa's, English satellite TV (all main , separate dining room seating 12 people and a well equipped kitchen. Two large fridge freezers,a washing machine,dishwasher and microwave are amongst the facilities available. The master bedroom has a double bed, an ensuite with a bath, shower and a private balcony. The second bedroom, also with a double bed, has ensuite facilities including a shower. Two other bedrooms each with two single beds share a bathroom and the fifth and largest bedroom has four single beds together with ensuite facilities.The villa also offers central heating, a secure parking area,an all weather table tennis table, BBQ, childrens play area and sun beds for 12 people. Villa Rascat is positioned to take maximum benefit from the sun whilst at the same time providing attractive shaded areas. The setting sun over Moraira's hills stays long in the memory.To the outside, the villa has many patio areas, some shaded and others in the sun. The gardens are walled and gated and maintained on a weekly basis. The private pool, which enjoys the sun all day is serviced at least once a week. There are many sun loungers, chairs and tables around the villa. The garden at the rear of the property has a large play area suitable for badminton etc. An outside "all weather" table tennis table is provided. A brick built BBQ is in the garden.One of Moraira's most popular restaurants is only 5 minutes walk away. There are a number of terraced areas, some of which are shaded. The balconies on the first floor level are comfortably large enough for 12 people to eat outside and enjoy the excellent views.

Linen
We provide bed linen weekly (duvet covers, sheets and pillow cases) unless otherwise stated.
Towels
Hand towels and bath towels are changed weekly (we do not provide beach towels).
Cleaning
Your rental property will have been checked and thoroughly cleaned before your arrival. Linen & towels are changed weekly for all reservations of 2 weeks or more - unless otherwise stated. Where the owners do not make a routine cleaning charge you are expected to leave your rental property in a clean and tidy condition at the end of your holiday.
Damage
While we like to think that our guests will treat our owners properties as they would treat their own home, the owners reserve the right to ask for a security deposit of between 150 & 500 euros against each occupation. This amount is either paid locally on arrival or directly to the owners prior to the departure date. The money is then refunded to you their customer as soon as it is practicable to do so. If it is not possible to do this prior to your departure, then the deposit will be posted back to you at the earliest opportunity. Please advise us after your stay if there were any “accidents” so that we can ensure that everything is fine for our next guests.
Changeover
Changeover will normally be on Saturday’s unless otherwise agreed & we cannot guarantee access before 4.00pm on the day of your arrival date. It will probably be necessary for you to vacate your apartment by 10.00am on the day of your departure, we will advise you if this is not necessary.
Booking & payment
Upon receipt of a booking application, Rent Costa Blanca will confirm your availability and the cost of the accommodation, including the deposit required. We will then make a provisional booking for you and at the same time we will direct you to our secure payment area on the www.rentcostablanca.co.uk website. Unless otherwise agreed, we will only be able to confirm to you that your booking is "secure" after payment has been received.
In the event that a booking is made more than 8 weeks prior to the customers arrival date at their selected rental property, a 25% deposit is requested in order to secure the booking. The outstanding balance is payable no later than 8 weeks prior to the arrival date. Should the reservation be made with less than 8 weeks remaining to the departure date, then the full cost of the rental property will fall due for payment before the booking can be regarded as "secure"..
Cancellation
All cancellations should be made in writing no later than 4 weeks prior to the commencement of the rental period. Cancellation charges are as follows:
8 weeks or more to departure – Deposit forfeited
4 weeks to 8 weeks to departure – 75% of total cost will be charged
Less than 4 weeks to departure – 100% of total cost will be charged
Your payments will be refunded to you in full in the unlikely event of our cancellation of your holiday.
Complaints procedure
In the unlikely event that any of our guests should be unhappy with aspects of their accommodation, your local representative should be made aware of the nature of the problem within 24 hours of the problem occuring. This should be followed up with a written complaint direct to the owner of the property within 7 days of the problem occuring. The local representative will of course liaise with the property owner and make every effort to resolve your issues as soon as it is practicable to do so. If this is not possible during your stay, your property owner will address your complaint at the end of your stay in their property.
Confirmation
You will receive a receipt and booking confirmation advice as soon as your initial payment has been received. This confirmation email will also contain the property owners contact details together with the amount of any outstanding balance and the date by which the outstanding balance is due. Following receipt of your final payment, you will receive a further communication, confirming the receipt of your final balance and detailing the contact details that the customer will require when they reach Spain, together with directions to the property, details of any "breakages deposit" that may be needed from the property owners and a further copy of the property owners contact numbers.
Travel Insurance
It is strongly recommended that the appropriate insurance is taken out in preparation for your holiday. Rent Costa Blanca can accept no responsibility to compensate rental guests for any personal injury, illness, death, loss or damage of whatever nature suffered by you, or any member of your party, during the booking period or thereafter.

The policy on smoking also varies by property, again please ask at the time of booking.
Contract of hire
All bookings are accepted subject to the above. This in turn is deemed to be accepted in full by the hirer and all persons in the party when confirming the booking.
