A perfect holiday destination, this is a new individual Villa located within the quiet and sought after area of La Merced near to El Campello on the Valencia coastline only a short walking distance to a secluded and sandy beach.

The villa sleeps up to 10 people in 2 Double Rooms and 3 Twins, with an en suite bath / shower room off the master room and 2 separate bath/shower serving the 4 other rooms. There is a large Lounge / Dining room with spectacular views opening out onto a large covered Veranda. The fully fitted kitchen includes, washing machine, dishwasher, fridge freezer, cooker and microwave.

All upstairs rooms are fitted with ceiling fans, all bedrooms have additional air conditioning as well.

The price includes all linen (but not Towels), electricity, gas, water. A travel cot is also available for a small charge of £15 per week if required. A deduction from the damage deposit of £100 will be made at the end of the booking to cover all cleaning and laundry charges. La Merced is located on the Costa Blanca in one of the most idyllic and tranquil resorts with views across the Mediterranean coastline and bay of El Campello situated between the famous bustling town of Benidorm and the Historic City of Alicante. The famous golden beaches of El Campello and San Juan are only a mere 5 minutes drive away and only 12 kilometres from Alicante airport.

There are a couple of small traditional bar/ restaurants within a 10 minute walk and also a small store where you can buy fresh bread and general items. El Campello is only a short drive or taxi journey and has much nightlife, bars and restuarants within the town and also along the seafront esplanade.
El Campello is also served with a good local bus service or alternatively the coastal train which runs from Alicante to Benidorm.

The villa is split across two floors with the lower floor being a self contained 2 bedroomed appartment. The apartment comes with 2 large bedrooms, 1 double and 1 twin, large walk in wet room with shower toilet and basin. A large lounge / diner with patio doors to the outside terrace and pool area and fitted kitchenette.

The upstairs contains a 3 bedroom appartment comprising of the main part of the villa, large /diner , fully fitted kitchen, 3 bedrooms, 1 master with ensuite and 2 twins plus bathroom.

Accomodation for up to 10 peolple across two floors allowing for privacy when needed.

The villa also comes complete with Satellite TV both upstairs and downstairs, Video (Videos supplied), DVD Player (DVD's supplied), Stereo (CD's Suppled) and central heating for the winter months.

There is a large outdoor Roman style pool.

There are large terraced areas for relaxing or just enjoying the views and plenty of chairs and tables to enjoy Al Fresco dining along with a large BBQ (Coals not supplied).

Children are welcome and a security gate is fitted to prevent children from straying from the immediate patio area outside of the lounge patio doors. Smoking is not permitted within the villa however there are no restrictions outside.

Locally there is a beach bar and restaurant and only a short distance away a large Hotel complex providing small shops, bars and restaurants, also the availability of the internet for this that can't leave work at home!The villa is available for long term winter rental periods and summer rentals require a Saturday change over, although there may be opportuntiy to be flexible on some occasions.

Local airport is Alicante, a short 30 minute drive away.

1. A damage deposit of £250 is required at the time of booking and final payment. This deposit is refundable when the keys have been returned and confirmation has been received from the key holder that the property is in the same condition as when possession was taken. Any breakage or damage will be deducted from the deposit before being refunded. Please note, a £100 deduction will be taken from the deposit to cover cleaning and laundry costs, so the refund will be £150 subject to the conditions above having been met.

2. On initial booking, a 25% payment is required to secure the booking. The remaining 75% is required 6 weeks prior to arrival. For bookings made within two months of arrival date 100% of the due amount is payable at the time of the booking.

If a booking is canceled in excess of 90 days before arrival, the cancellation charge is equal to 25% of the total value of the booking. If a booking is canceled between 90 days and 30 days before arrival, the cancellation charge is equal to 50% of the total value of the booking. If a booking is canceled within 30 days of arrival, the cancellation charge is 100% of the value of the booking.

1. Included in the price is electricity, water, towels (not beach towels) and bedding, unless otherwise stated at the time of booking, with the exception of the cleaning and laundry charges as above in note 1.

2. Generally, entry to the property is not permitted prior to 16:00 hours on the day of arrival though there is flexibility depending on the time of year you arrive. Departure is by 10:00 - again there may be flexibility with this so please check with the key holder if a later departure time would be more convenient.

3. You are responsible for maintaining the property in the same condition as at the commencement of the holiday. The property must be left in the same state of cleanliness and general order in which it was found. This includes the removal of rubbish and washing of dishes. Should any of the equipment or furnishings be lost or damaged you will be required to make a full reimbursement or agree settlement from your deposit. It is highly recommended that all members of the party have personal travel insurance. We cannot be held responsible should any member of the party fail to arrange travel insurance.

4. This is a non-smoking apartment; however, smoking is permitted on the sun terraces and garden areas.

5. Use of the pool area is entirely at the owners risk and care should be taken at all times with infants and appropriate childrens and non swimmers safety devices used at all times. The owners cannot be held responsible for any accidents caused by negligence.
