La Vista is a beautifully appointed, 6 bedroom villa overlooking the bay of Moraira. The villa is laid out over three floors and furnished in a modern Mediterranean style. The large pool is surrounded by spacious sun terraces with plenty of outdoor seating and sun loungers for a large group. Fantastic views over the hills, down to the sea.This villa stands on the hillside, looking down to the bay of Moraira, with a large private swimming pool, and secluded garden, a long enclosed drive for 6 cars, a built in Barbecue terrace to enjoy sea views while you eat. The extra large pool, and all terraces offer wonderful views of the sea and the vineyards, and so much space to spread out and enjoy a drink (or 2!) before going down to the port of Moraira for a splendid dinner or light tapas, or remaining around the pool for music and home cooked food, away from it all! We provide padded sunbeds, ideal for snoozing in the sun! Also all outdoor chairs have padded cushions, so no sticking to plastic! This is a real home from home, lots of space and sun or shade whenever you want it.Briefly, the accommodation is as follows; all double bedrooms have either new queen sized beds, or new king sized beds. There is 1 bedroom with twin singles. The tower bedroom has its own large private solarium terrace, with sunbeds and wonderful views, to the sea. All have sofas or chairs. All 4 bathrooms are new, with marble tops, bidets, hairdryers, tiled throughout. The main bathroom has a huge walk-in shower and spectacular views over the valley and hills. Another has a bath and shower, the other 2 have showers only. There are 3 kitchens, the main one has cooker, oven microwave, fridge, freezer, kettle, toaster, in fact everything you would expect in a luxury kitchen. The other 2 are mini-kitchens with fridge, kettle, microwave and toaster. Cosy breakfasts for 2. The utility Room houses a washing machine, tumble dryer, iron/ironing board, sink, boiler.There are 3 large living areas, ie. 2 living rooms, and one kitchen/living area in the separate lower floor, (which leads onto the pool terrace) TVs, videos, satellite TV. Music CDs. All new high quality sofas, coffee tables and low level lamps. There is also a large private balcony off the tower bedroom, perfect for sunbathing, and a large BBQ terrace with views to the sea. This has a table and chairs for open air dining. All chairs have padded cushions. We even provide a huge Paella pan!All bed linen is included in the price, as are bathroom towels, tea towels. The property is cleaned and linen is changed mid holiday on 2 week rentals. Beach towels are not provided.This property is on a hillside is unsuitable for the infirm or very elderly, also babies prams would have difficulties with the stairs. There are room fans in every bedroom and ceiling fans in the main lounges, and the master bedroom The villa has security gates, and locks on every door. We advise clients to always lock all gates and doors. Our management company can provide high chairs and cots at a small price.

Services
All prices are inclusive of reasonable water, gas and electricity usage unless otherwise stated.

Linen
We provide bed linen weekly (duvet covers, sheets and pillow cases) unless otherwise stated.

Towels
Hand towels and bath towels are changed weekly (we do not provide beach towels).

Cleaning
Your rental property will have been checked and thoroughly cleaned before your arrival. Linen & towels are changed weekly for all reservations of 2 weeks or more - unless otherwise stated. Where the owners do not make a routine cleaning charge you are expected to leave your rental property in a clean and tidy condition at the end of your holiday.

Damage
While we like to think that our guests will treat our owners properties as they would treat their own home, the owners reserve the right to ask for a security deposit of between 150 & 500 euros against each occupation. This amount is either paid locally on arrival or directly to the owners prior to the departure date. The money is then refunded to you their customer as soon as it is practicable to do so. If it is not possible to do this prior to your departure, then the deposit will be posted back to you at the earliest opportunity. Please advise us after your stay if there were any “accidents” so that we can ensure that everything is fine for our next guests.

Changeover
Changeover will normally be on Saturday’s unless otherwise agreed & we cannot guarantee access before 4.00pm on the day of your arrival date. It will probably be necessary for you to vacate your apartment by 10.00am on the day of your departure, we will advise you if this is not necessary.

Booking & payment
Upon receipt of a booking application, Rent Costa Blanca will confirm your availability and the cost of the accommodation, including the deposit required. We will then make a provisional booking for you and at the same time we will direct you to our secure payment area on the www.rentcostablanca.co.uk website. Unless otherwise agreed, we will only be able to confirm to you that your booking is "secure" after payment has been received.

In the event that a booking is made more than 8 weeks prior to the customers arrival date at their selected rental property, a 25% deposit is requested in order to secure the booking. The outstanding balance is payable no later than 8 weeks prior to the arrival date. Should the reservation be made with less than 8 weeks remaining to the departure date, then the full cost of the rental property will fall due for payment before the booking can be regarded as "secure"..

Cancellation
All cancellations should be made in writing no later than 4 weeks prior to the commencement of the rental period. Cancellation charges are as follows:

8 weeks or more to departure – Deposit forfeited
4 weeks to 8 weeks to departure – 75% of total cost will be charged
Less than 4 weeks to departure – 100% of total cost will be charged
Your payments will be refunded to you in full in the unlikely event of our cancellation of your holiday.

Complaints procedure
In the unlikely event that any of our guests should be unhappy with aspects of their accommodation, your local representative should be made aware of the nature of the problem within 24 hours of the problem occuring. This should be followed up with a written complaint direct to the owner of the property within 7 days of the problem occuring. The local representative will of course liaise with the property owner and make every effort to resolve your issues as soon as it is practicable to do so. If this is not possible during your stay, your property owner will address your complaint at the end of your stay in their property.

Confirmation
You will receive a receipt and booking confirmation advice as soon as your initial payment has been received. This confirmation email will also contain the property owners contact details together with the amount of any outstanding balance and the date by which the outstanding balance is due. Following receipt of your final payment, you will receive a further communication, confirming the receipt of your final balance and detailing the contact details that the customer will require when they reach Spain, together with directions to the property, details of any "breakages deposit" that may be needed from the property owners and a further copy of the property owners contact numbers.

Travel Insurance
It is strongly recommended that the appropriate insurance is taken out in preparation for your holiday. Rent Costa Blanca can accept no responsibility to compensate rental guests for any personal injury, illness, death, loss or damage of whatever nature suffered by you, or any member of your party, during the booking period or thereafter.

Pets
The policy on pets varies by property, please ask at the time of booking.

Smoking
The policy on smoking also varies by property, again please ask at the time of booking.

Contract of hire
All bookings are accepted subject to the above. This in turn is deemed to be accepted in full by the hirer and all persons in the party when confirming the booking.
