Vacation rental 3  bedroom Villa Calpe "Villa Catalina" was built in 2003 and the accommodation is all on one level. The villa is set in the quiet and peaceful residential area of Gran Sol on the outskirts of Calpe. It has an elevated secluded south facing position, away from the main road and in its own 850 sq. m of private gardens. It provides both privacy and tranquillity whilst being within easy distance of all the town's banks, shops, supermarkets, bars, restaurants and other amenities. There are views overlooking rooftops and of the mountains & hills.

Generally the villa is very well equipped, bright and airy, well maintained and sympathetically furnished with care and attention to make the villa feel comfortable. It is fully double glazed, with thermostatic electric oil wall radiators, so it is warm and comfortable in winter. Caring families will appreciate the villa and its environment. We are confident that you will thoroughly enjoy your holiday in this beautiful villa.
Holiday 3  bedroom Villa Calpe Internally, the accommodation is as follows; the hallway leads into the main living area which is spacious and comfortable, with seating for 6 people, satellite television including English channels, VCR & DVD Players plus a CD/Tape/Radio system. There are also DVDs, including some for children and a variety of cassette tapes and CDs to suit most tastes.

The dining area is between the lounge and kitchen and has a six place table (extending to 10 places) and 8 chairs. Tastefully decorated with matching curtains to doors and windows. There are also some books, maps, boules, board games, other games & cards held, which are available for guests' use. The dining area leads onto the covered terrace (Naya) with traditional beamed ceiling and balustrades. The Naya has an octagonal table for 8 & matching chairs, overlooks the swimming pool and is ideal for eating "al fresco", enjoying the views or relaxing under.
Holiday 3  bedroom Villa Calpe The spacious & modern kitchen has granite tops and comprises all the items one needs to prepare a simple English breakfast or full gourmet meal if required. The integrated electric cooker has an oven and a grill unit with a ceramic hob. The essential items of a large fridge/freezer, kettle, toaster, microwave, dishwasher, blender, iron, ironing board, extractor fan, sandwich maker and the usual pots and pans make up the inventory that completes the kitchen.

The villa has three double bedrooms including one en-suite. All the bedrooms have ceiling fans, security roller blinds, roller mosquito net blinds, bedside lamps, mirrors and chests of drawers &/or bedside tables. Each of the bedrooms have fitted double wardrobes (some with shelves), with ample hanging space and hangers to satisfy all holidaymakers' requirements. The master bedroom overlooks the patio & swimming pool and has a double bed with an en-suite shower room, fully tiled with wc, bidet & vanity unit. Two further bedrooms
Holiday 3  bedroom Villa Calpe The villa has electric oil thermostatically controlled fixed radiators with timers in the two larger bedrooms, shower rooms, hallway and lounge/diner (two). There are also two freestanding electric fires which can be moved around and a large wall hot air heater in the lounge/diner.

To the outside there is a private kidney-shaped pool (approx. 8x5m), with underwater lights, Roman steps and a handrail surrounded by a tiled patio area & outside tiled shower. The pool is maintained twice weekly in the peak period and weekly at other times. There are 6 fully adjustable sun loungers.

The paved BBQ area is adjacent to the pool patio, has a built in BBQ and a stone round table with matching benches, seating 6, also ideal for "al fresco" dining.

The garage houses the washing machine & a portable BBQ.
Holiday 3  bedroom Villa Calpe The garden has a lemon and almond tree, palms, bushes, cacti, bougainvillaeas & shrubs in a typical Spanish setting and a wall (with balustrades along one side) surrounding the property with secure gates.

Children can play safely in various areas of the gardens and can use the balls, buckets, spades, other beach toys and also a pool lilo.

A gardener comes once or twice a month to maintain the gardens. There is parking for 5/6 cars.

Price Notes
Services
All prices are inclusive of reasonable water, gas and electricity usage unless otherwise stated.

Linen
We provide bed linen weekly (duvet covers, sheets and pillow cases) unless otherwise stated.

Towels
Hand towels and bath towels are changed weekly (we do not provide beach towels).

Cleaning
Your rental property will have been checked and thoroughly cleaned before your arrival. Linen & towels are changed weekly for all reservations of 2 weeks or more - unless otherwise stated. Where the owners do not make a routine cleaning charge you are expected to leave your rental property in a clean and tidy condition at the end of your holiday.

Damage
While we like to think that our guests will treat our owners properties as they would treat their own home, the owners reserve the right to ask for a security deposit of between 150 & 500 euros against each occupation. This amount is either paid locally on arrival or directly to the owners prior to the departure date. The money is then refunded to you their customer as soon as it is practicable to do so. If it is not possible to do this prior to your departure, then the deposit will be posted back to you at the earliest opportunity. Please advise us after your stay if there were any “accidents” so that we can ensure that everything is fine for our next guests.

Changeover
Changeover will normally be on Saturday’s unless otherwise agreed & we cannot guarantee access before 4.00pm on the day of your arrival date. It will probably be necessary for you to vacate your apartment by 10.00am on the day of your departure, we will advise you if this is not necessary.

Booking & payment
Upon receipt of a booking application, Rent Costa Blanca will confirm your availability and the cost of the accommodation, including the deposit required. We will then make a provisional booking for you and at the same time we will direct you to our secure payment area on the www.rentcostablanca.co.uk website. Unless otherwise agreed, we will only be able to confirm to you that your booking is "secure" after payment has been received.

In the event that a booking is made more than 8 weeks prior to the customers arrival date at their selected rental property, a 25% deposit is requested in order to secure the booking. The outstanding balance is payable no later than 8 weeks prior to the arrival date. Should the reservation be made with less than 8 weeks remaining to the departure date, then the full cost of the rental property will fall due for payment before the booking can be regarded as "secure"..

Cancellation
All cancellations should be made in writing no later than 4 weeks prior to the commencement of the rental period. Cancellation charges are as follows:

8 weeks or more to departure – Deposit forfeited
4 weeks to 8 weeks to departure – 75% of total cost will be charged
Less than 4 weeks to departure – 100% of total cost will be charged
Your payments will be refunded to you in full in the unlikely event of our cancellation of your holiday.

Complaints procedure
In the unlikely event that any of our guests should be unhappy with aspects of their accommodation, your local representative should be made aware of the nature of the problem within 24 hours of the problem occuring. This should be followed up with a written complaint direct to the owner of the property within 7 days of the problem occuring. The local representative will of course liaise with the property owner and make every effort to resolve your issues as soon as it is practicable to do so. If this is not possible during your stay, your property owner will address your complaint at the end of your stay in their property.

Confirmation
You will receive a receipt and booking confirmation advice as soon as your initial payment has been received. This confirmation email will also contain the property owners contact details together with the amount of any outstanding balance and the date by which the outstanding balance is due. Following receipt of your final payment, you will receive a further communication, confirming the receipt of your final balance and detailing the contact details that the customer will require when they reach Spain, together with directions to the property, details of any "breakages deposit" that may be needed from the property owners and a further copy of the property owners contact numbers.

Travel Insurance
It is strongly recommended that the appropriate insurance is taken out in preparation for your holiday. Rent Costa Blanca can accept no responsibility to compensate rental guests for any personal injury, illness, death, loss or damage of whatever nature suffered by you, or any member of your party, during the booking period or thereafter.

Pets
The policy on pets varies by property, please ask at the time of booking.

Smoking
The policy on smoking also varies by property, again please ask at the time of booking.

Contract of hire
All bookings are accepted subject to the above. This in turn is deemed to be accepted in full by the hirer and all persons in the party when confirming the booking.
